Interior Field Appraisals

LAS has a staff of Certified NY Appraisers who have on average 20 years of residential experience. Our Staff is designed with a very unique premise in that all of our appraisers live and work in the areas that they appraise. This detail to geographic competency not only creates added efficiencies but also ensures that each home that is appraised is done by a proficient appraiser in the community. This assures that experience and expertise is utilized to complete the full interior inspections and appraisals typically required by our clients.

LAS staff appraisers assure that an interior field appraisal is completed with an inspection that is safe and secure. All of our appraisers have annual background checks and carry a proprietary LAS photo identification to give confidence to the party allowing the appraiser to come into the home. Once in the home, the appraiser will go over all improvements to the home, take numerous photos, and measure the outside perimeter of the home or the inside perimeter of a condominium or cooperative. The interior inspection is critical to the accuracy of the report and gives the appraiser specific details of the house which may not be available on public records or on the internet. From the inspection, the appraiser analyzes the available comparable sales data in the defined neighborhood, as well as any pending contracts or listings which will be the basis for our analysis.
